Project Management & Owner Representation in St. Pete & Tampa Bay

Project management on your side

Ethicore manages remodels across St. Petersburg and Tampa Bay, keeping the schedule, budget, trade coordination, and quality checks in one set of hands. On projects we build, your project manager runs the site; on projects another contractor builds, we act as your owner’s representative, reviewing bids, invoices, and change orders and walking the work on your behalf.

What oversight looks like

Time, money, and workmanship, watched on the owner’s behalf

Bids compared line by line

Before work starts, we go through the drawings, scope, and selections with you and turn them into a working schedule and a line-item budget, with allowances for anything not yet chosen. When other contractors are bidding, every bidder prices the same scope, and we compare the bids line by line so exclusions don’t hide inside a total. We check licenses and insurance, review the contract, and agree with you on how change orders, payment requests, and decisions get approved before anyone starts work.

Walking the job while walls are open

During construction we hold regular site meetings with the builder and trade leads to check progress against the schedule, settle questions before they stall a crew, and look ahead at deliveries and inspections. We walk the work before it gets covered, comparing framing, rough plumbing, electrical, and waterproofing with the drawings and inspection results. Payment requests are checked against the work actually in place, change orders are priced and explained before you approve them, and you get written progress reports with photos and open items.

A punch list written room by room

Near the end, we walk the house with you and the builder and write a punch list room by room: paint touch-ups, door and drawer adjustments, caulk lines, fixture operation, and anything that doesn’t match the drawings or your selections. We track each item until it is closed, confirm final inspections have passed, and collect warranties, manuals, and paint and finish records for your files. The final invoice is reconciled against the budget and approved change orders before final payment is released.

Owner’s representation

What we watch on your behalf

When another contractor builds your project, these are the checks we run for you, from the first bid to final payment.

  1. Bids compared line by line

Every bidder prices the same scope, and we line the bids up item by item so exclusions don’t hide inside a total.

  2. Licenses, insurance, and contract

We check each contractor’s licenses and insurance and review the contract, agreeing with you up front on how approvals and payments work.

  3. A working schedule and budget

Drawings, scope, and selections become a working schedule and a line-item budget, with allowances for anything not yet chosen.

  4. Payment requests checked

Each payment request is compared with the work actually in place on site before you release the money.

  5. Change orders priced first

Every change is priced and explained before you approve it, rather than agreed on site and priced afterward.

  6. Punch list to final payment

A room-by-room punch list tracked until every item is closed, and the final invoice reconciled against the budget and approved changes.

Schedules slip one unanswered question at a time

A remodel rarely goes off track all at once. It slips when a selection arrives late, a delivery is wrong, or a change is agreed on site and priced afterward. In Florida, hurricane season, condo and HOA approvals, and county inspection calendars add their own delays, so someone has to watch the schedule and the budget from the first bid to the last punch-list item. Project management and owner’s representation are quoted to your project’s scope and length, whether we build it or oversee it for you.

Questions about project management

More on permits, timelines, pricing, and aftercare is on our full FAQ page.

An owner’s representative works for you, not the builder, watching time, money, and workmanship while another contractor builds your project. It suits homeowners who already have a contractor or an architect’s drawings and want an experienced remodeler checking the job. On projects Ethicore builds, your project manager does this work as part of running the site, keeping the schedule, budget, trades, and quality checks in one set of hands.

Regularly. We hold site meetings with the builder and trade leads to check progress against the schedule and look ahead at deliveries and inspections, and you get written progress reports with photos and open items. You also hear from us whenever a decision or approval is needed, so questions get settled before they hold up a crew.

Usually small things that add up: a selection made late, a delivery that arrives wrong, or a change agreed on site and priced afterward. Florida adds its own causes, including hurricane season, afternoon storms, condo and HOA approvals, and inspection calendars. We track lead times on items like custom cabinetry and stone, order early, and settle open questions before they stall the work.

Yes. Condo projects add coordination: association approval before work starts, and rules about work hours, elevator use, or materials such as sound underlayment under new floors. We gather those rules early, build the approval time into the schedule, and plan deliveries and crews around them. At the end, we close out with the association as well as the city or county.

Both are quoted to your project’s scope and length. On projects we build, project management is part of the price along with design, materials, and labor, so it shows up in the same line-item budget. When we oversee another contractor’s work as your owner’s representative, the quote is set the same way: by what is being built and how long the project will run.
